Short sale flipping is a real estate investment technique that has become very popular recently. 

Here is how it works:  First you find a homeowner who is behind in his mortgage and owes more than the house is worth.  This should be easy as about 35% of the homes in the country are underwater.  Next, get the owner to sign a contract that says you will buy his house for 75% of the current value if the bank agrees to relieve him of the mortgage.

Now find a buyer that agrees to buy the house for 90% of the current value.  Lets assume the house is worth $250,000 and has a mortgage of $300,000.  You offer the bank $187,500.  You find a buyer to pay $225,000.   You just made $37,500.
